Real Results with Active Rain?

Does participating in social networking actually increase business for real estate agents?

Embarking on a social networking strategy can be a scary task for some real estate agents.  To blog or not to blog?  How can you effectively market yourself and your listings?  Does anyone ever see real results from their efforts?  Yes, but the key is to take that initial step and maximize your efforts.

Several EXIT Realty agents use the popular real estate social network, Active Rain where you can easily set up a free blog and start to network with potential customers and your colleagues from across town or across the country.   But does it work?  Do agents actually realize a concrete benefit from this activity? 

Andrew Perkins, a Sales Representative with EXIT Realty Metro in the Halifax, Nova Scotia area says, "I have been blogging on Active Rain for about 6 months now.  I have to admit I am no literary genius for sure but I figured if I kept at it I would only get better.  For the first few months nothing was happening but I keep posting blogs.  I like to post on market stats, this way I keep informed of what is happening in our market.

ActiveRain Has Done More For Me in 30 Days Than I Accomplished In 1 Year!!

When I started to blog in Sept I wasn't sure if it was worth while. I plugged away but sure I read more than I posted. I learned about SEO, PageRank & Google Analytics. I've picked up 15 Short Sale listings & also appear on google 1st page searches.

I joined ActiveRain in September 2008.  By participating in ActiveRain, I’ve learned from other Realtors/bloggers about the following topics: Search Engine Optimization, google PageRank, Video Blogging & google Analytics.  This information has allowed me to rank on this first page of google and Yahoo searches for keywords like Short Sale Specialist Miami, Short Sale Miami, Considering A Short Sale and others.  Also, catering to the spanish speaking market with keywords like Venta Corta, Venta Corta Miami, ¿Que Es Una Venta Corta? and others.

I obviously was very excited when I started to appear on the first page of google for a Short Sale keyword search.  Can you imagine how I felt when I entered Short Sale Realtor Miami and I appeared in 4 of this 10 on the first page from a total of 150,000 results?  I accomplished this because I also learned on ActiveRain that you cannot stop at ActiveRain.  You also should expand to WordPress, make sure you post on Craigslist and Backpage.  I also learned of websites that grade your website for marketing effectiveness and in one month I’ve taken it from a 30/100 to a 58/100 which indicates I will have higher rankings during specific searches.

I was waiting for two months to see what business could be generated.  Yes I was ranking higher, yes I was positioning myself as an expert in my niche within my community, but that was all marketing.  Nothing tangible!!!  Okay...so I was excited when a producer from a local TV show contacted me because they found me on the Internet.  But that didn’t represent any new business either.

The last three weeks though have just blown me away.  A Short Sale Network found me on the Internet and started to send referrals my way.  Four or five referrals have turned into 10 listings possible 13.  I’ve also been contacted by 4 to 5 absentee owners who found me on the Internet which has translated into 2 listings and working on my 3rd.

ActiveRain is a community that is very broad in what it accomplishes for Realtors.  It is a community where you can blog and develop a following of customers or a forum for your sphere of influence to follow you on. For me, it’s been an establishment for enriching my knowledge specifically on Internet Marketing and Technology and how it is shaping the Real Estate Industry.

After all...aren’t we constantly reminded that more than 80% of today’s buyers do their own research before contacting a Realtor?  If so, then 30 to 45 mnutes each and every night is the best investment I can make in myself!!!
