Secrets to a Fabulous Fourth Quarter: A Commentary by Steve Morris, EXIT Realty's Founder & CEO

Ten days of following these tips and "you will explode out of the blocks with energy and focus like you have never witnessed before"

Steve Morris, Founder & CEO, EXIT Realty Corp. InternationalFor the next ten days do the following:

 Rethink, Remember, Retool, Renew, Re-examine, Redefine,

Re-read, Repair, Reorganize, Reflect, Reconsider, Redo. 

You can be tremendously effective throughout the final months of 2010 if you pace yourself properly. The first ten days should be used to re-assess your position from all angles and refurbish your mind-set.

Instead of moving forward, trying to make things happen, it’s time to kick back and look at the lay of the land in your life . . . to re-evaluate how well things are working out . . . or not.

The summer is, for the most part, over and with this there are four months left to get stuff done. To prepare for this, clean out your closets on all levels.

Look for what works as opposed to what doesn’t. There are clothes in your closet that don’t fit and there are those you haven’t worn in years. Clean it out. Re-investigate and re-evaluate every area of your life. This is long overdue and you know it. It’s like spring cleaning in the fall.

Timing is everything and with this you’ve heard it said that “to everything there is a season”. This ten-day time frame is one of reorganizing, retooling and renewing. As you proceed you will find that it feels like precisely the right thing to do. Come mid-month you will be so glad that you acted accordingly.

You’re going to have a fabulous fourth quarter. Full speed ahead will ultimately commence at mid-month. In the meantime, do exactly what I have suggested. Leave no rock unturned. Be diligent everyday. Treat each area of your life like a project and clean out something every day. This means that you will clean out on every level; physically, emotionally, psychologically etc. Go back over your records of the past few months and re-contact customers and clients who failed to respond, or give them information that was not previously available. Finish projects that have been hanging around for a long time. Re-write and edit your business plan. Re-submit offers that weren’t previously accepted. Re-confirm all appointments. Read More. Take a book in case there are delays in your travel. Be patient and do your homework here as if you mean it.

Believe me, ten days of this and you will explode out of the blocks with energy and focus like you have never witnessed before. Mark my words the last half of September will be totally filled with positive emotional torque if you do exactly as I have suggested. Those who really want to score some serious points in their production will pay close attention and act accordingly. You do this right and your fourth quarter is going to be spectacular. Give it your best shot.

Prior to his real estate career, Mike served over 20 years of dedicated service to our nation as a United States Marine Corps officer.  He is a combat veteran and flew the A-4M Skyhawk and the AV-8B Harrier II "Jump Jet".  His duty included Kuwait (Desert Storm), Somalia, Bosnia-Herzegovina and Kosovo.  Mike retired as a Lieutenant Colonel in 2003.  As an officer's wife, Ellen provided continual leadership and support to the many young families left behind by our deploying Marines while raising their four children.  Ellen and Mike both hold designations as Accredited Buyer Representatives (ABR), Certified Distressed Property Experts (CDPE) and Short-Sale and Foreclosure experts (SFR).  Ellen is the managing broker of EXIT Cornerstone Realty.

The 5 Rules of Customer Service

EXIT Realty Corp. International:  The 5 Rules of Customer ServiceIf you deal with people, no matter what your title or position, you are in customer service. Let’s break down that term. Customer implies this is someone who has come to you for something, and has chosen you over other options. Service implies the way we interact with that individual; could be good, could be bad.

With that in mind, here are The 5 Rules of Customer Service:

1. Treat everyone like royalty. We should all treat each other with respect and with an “I can help” attitude, no matter what the relationship. The goal to good customer service is to make every connection a win/win for all parties.

2. Put yourself in their shoes. We can get caught up in our own world and if we are dealing with someone who is frustrated or angry, it’s best to try and put ourselves in their shoes. Using empathy when dealing with others is essential to a win/win situation, and is necessary to ensuring the other party feels they are being heard. Customers want us to listen, and then they want us to provide solutions.

3. Don’t take it personally. A connection with a frustrated person is part of customer service. We need to detach ourselves from any negativity and focus on listening and on providing a solution. This is in no way a green light to endure abuse. You have every right to expect reasonable communication. Just remember that frustrated customers are generally frustrated with the situation, not the person. We need to diffuse, and turn the situation around. The best customer service reps have a knack for turning a difficult connection into a positive one. This is an admirable skill and you will be remembered for it.

4. Listen to your customers. We all believe we have the best system, the best product, but keep in mind that the customer is the end user. Be open to feedback. Not only will you demonstrate you value their input, but you may improve your product or service as a result. Keep in mind that if one person says it, many more are thinking it. If someone has taken the time to provide feedback, always acknowledge the effort.

5. Be flexible. We all have business rules and procedures to follow. The purpose for these is integrity, structure, and efficiency. We mustn’t lose sight of the fact, however, that each situation should be looked at individually. No one wants to feel as though they are no more than an account number. While you should never compromise your business values or integrity, do consider each situation individually to determine how you might be able to ensure a positive outcome for your customer.

Lessons From a Frog:

There’s a parable that says if you drop a frog into a pot of boiling water, he’ll jump right out, but if you put him in cold water and heat it slowly, he won’t jump because he doesn’t perceive the danger. Significant changes can occur around us, and not perceiving the danger, we don’t react quickly and suddenly we’re up to our necks in a boiling pot of debt and stress.

We, as women, know this all too well. Our parents are fine one day and seemingly the very next, they need care. Our colleague was laid off and now we’re doing her job too. We turn 30 then 40 then 50 in the blink of an eye.

One of my favorite songs says “we’ve got two lives; one we’re given and the other one we make”. The temperature is rising on the life we were given but it’s not too late to jump into the life we make.

So what kind of life will you make? Regardless, you’ll have to finance it by either winning the lottery or working at a career that’s in balance with your new path. If you started to list the elements of your ideal career, likely “flexibility” would be near the top. And passion. How about a good income? Equally important – how will you finance your new life if you have to or choose to stop working for a time?

One option is becoming self-employed. Have you ever thought of owning a real estate brokerage?

Choosing the right brokerage and business model can make or break your real estate career. I could write for pages about all the things that make EXIT Realty different – the training, the EXIT Formula, the technology - but there is one element in particular you should consider to ensure the quality of your new life; the opportunity to earn an income when you’re not working.

With all due respect to Steve Morris, the genius behind the EXIT Formula, I wouldn’t call the 7% “retirement” benefits retirement benefits; I’d call them contingency benefits. Peace of mind when you take time off to raise your family, care for your parents or go on that long overdue safari. You don’t have to wait until you’re 65.

So as you become aware of the water heating up and you start to look for a way out of the pot, be sure to build in a contingency plan to finance your new life. You’ve been living the life you were given – now live the one you make.

Joanne Mills of EXIT Realty Premier found the buyer. She would not disclose who they are, but Jerry O'Neill of Coldwell Banker Harbor Light in Amityville, whose brother, Peter, used to own the house, says the buyers live in the community and "wanted to get on the water in a big, old classic house."

Right Script, Wrong Day: An early lesson learned by EXIT Realty MIND-SET Trainer, Alex Szinegh

"Nothing takes the place of persistence," says Szinegh

Alex Szinegh, EXIT Realty Corp. International MIND-SET TrainerI learned a valuable lesson many years ago that has helped me throughout out my real estate career.

I emigrated from Hungary to Canada in 1963 on October 31st. We arrived in Toronto and stayed with some Hungarian friends who had lived here for a long time. They mentioned that that night we were going out to “trick or treat”. We didn't have Halloween in Hungary so it was exciting for us to dress up and grab a huge pillow case to fill with candy. The only English "script" we learned before our journey to riches was “trick or treat, give me something good to eat”. With that we set off and proceeded to collect enough candy to fill our pillowcase. My brother and I were ecstatic! What a great country Canada is, riches are yours for the asking.

The next night my brother and I got dressed up again and went out to seek more riches. We noticed that there was nobody else dressed up to collect candy, so we thought, “great we got here early, no competition”. We knocked on the first door and said “trick or treat give me something good to eat”, but this time the people had a kind of surprised look on their face and said something in English to us. The only thing we knew was “trick or treat, give us something good to eat” so we just said it again. The people at the door seemed a little frustrated and we were confused, however we kept saying “trick or treat give me something good to eat”. Finally they went and got some candy and we were on our way. Door after door we knocked and had some mixed responses; some yelled at us, some slammed the door, some people said some angry words, but since we didn’t understand we continued our mission. We didn’t collect as much stuff the second night, but still walked away with a good size load. When we got home our friends told us about the mistake we made by going out that night and we all had a good laugh.

That is the day I learned a couple of valuable lessons:

1) If you have the right script even on the wrong day, you will have some success.

2) Nothing takes the place of persistence even in the face of negativity and discouragement. Just close your ears to it and press on.

I hope you got something out of my little story:  just continue to call and door knock until you achieve the success you are looking for. But remember; learn the RIGHT SCRIPTS.
